What should an inspection cost? - The highest price quote will be well over twice the lowest quote. You will need to find the inspector you can trust to meet your needs and expectations. Don't gamble. Do research and find the better inspectors.  Most home buyers cannot not spot a mediocre inspector from a great inspector, even by looking at their qualifications, experience,  professional affiliation, continual training, or asking inspection related questions.

Develop a list of potential inspectors to hire from referrals from family, friends, neighbors, real estate agents, colleagues, professional associations and your own diligent research. 

A home buyer might be able to compare their current  inspector to their memory of any past inspector and know if they like this one better. They may develop comparison criteria through discussions with others about their inspectors and experiences.

Homebuyers knows if they are impressed because the inspector met or exceeded their needs and expectations. But without having used the inspector and having something to compare to, buyers are unsure. They only have a gut feeling and what ever their friends and family . 

Inspector qualifications are just a starting point to join in the profession. 

Experience becomes important as it helps protect clients from errors due to inexperience. 

Education and continual training can help reduce these errors as we learn from others mistakes.

It takes many years to develop a professional inspector. to know so much about many construction trades and disciplines. Knowledge is one key to a good inspection, but knowledge without caring about the client short changes the client.

 

Perform your due diligence, vetting, and veracity testing of each professional.  Check their standing with the Better Business Bureau. Call for any additional information, and get a firm price quote from the top 2 or 3.  Many of the better home inspectors are one to two person operations and may not be able to take your telephone calls immediately.

Services and quality of services will vary. Additional services typically have extra charges, (radon, water testing, septic inspection, environmental testing, lead, asbestos, UCCF, etc.  Having to crawl through crawlspaces or in tight attics, or on steep roofs, etc may raise price quote.  New inspectors generally charge less to obtain business and are more readily available.  Remember, you typically get what you pay for, (see Tips)
